For property management

AI for Australian property management teams.

Tenant texts "leak in bathroom" at 11pm. You decide priority + plumber + owner-notify + diary update. Repeat 14 times a day. We build the agent that triages the queue, books the tradie, notifies the owner, and hands you a clean exceptions list at 5pm.

Built native to

The before/after, in plain numbers.

You, today

Maintenance triage by judgement, in moments you don't have

Leaks, blocked drains, broken locks, A/C failures. You decide priority and tradesperson 14 times a day, often from the carpark between inspections.

Owner reports = full Friday job

Monthly statements, maintenance summary, rent arrears, lease renewals. 200 properties × monthly = a permanent Friday backlog.

Lease renewals slip past 60 days

You meant to send the renewal letter. The tenant's name is on a sticky note. Now you're on month-to-month and the owner is asking.

After-hours emergencies eat your weekends

Saturday tenant texts. Sunday owner emails. Monday morning you're catching up on what already happened. There's no buffer.

You, with us

AI maintenance triage with approved-tradie list

Tenant texts the issue. AI classifies priority (emergency / urgent / routine), photos auto-routed to the right tradie from your approved list, owner gets a "we're on it" notification with the quote attached.

Monthly owner reports drafted automatically

AI pulls rent received, arrears status, maintenance summary, market comparables for renewal benchmarking, lease end dates. Draft sits in your queue Friday morning. You review + send. 4 hours of Friday back.

Lease renewals auto-tracked and drafted

AI watches lease end dates, drafts renewal letters 90 days out, surfaces market rent benchmarks for your renewal recommendation, sends after your approval. Nothing slips past 60 days.

After-hours emergencies handled by the agent

Tenant texts at 11pm. AI classifies emergency, books the after-hours plumber from your list, SMS the owner with full context, logs everything in PropertyMe. You see the resolved ticket Monday morning.

Common before-you-book questions.

Does this work with PropertyMe / Console Cloud?

PropertyMe is our native target — every action the AI takes (booking a tradie, drafting a notice, updating a tenancy) lands back in PropertyMe with the right job code, vendor and audit trail. Console Cloud is supported with more setup work. Other PM stacks (e.g. Inspect Real Estate, Property Tree) we quote as custom builds.

What if a tenant texts something the AI shouldn't handle alone (e.g. domestic incident)?

The AI is trained on an escalation list: police-involved incidents, domestic violence, health emergencies, vacate threats, formal complaints — all of these trigger an immediate SMS to you with the full message, regardless of business hours. You decide the response. The AI does not engage on anything in the escalation list.

How does owner-side privacy work?

Owners only see updates relevant to their property. Tenant PII is not shared beyond what they have a right to see (e.g. they see "plumber attended for a leak" not the tenant's phone number). All escalations and notifications are auditable in case of a tribunal matter (NCAT, VCAT).
